What is a construction lien?

A lien on a property that is able to be filed by an artisan whom has not been paid for work on a certain property is called construction lien. When this lien is on effect, the title for the certain property is not going to be clear. The owner of the property will not be able to sell or even transfer the property. Construction lien is a mechanism that construction professionals are able to use to ensure payment. If the payment is not coming, the property is going to be seized and sold to remove the debt. Here are some of the things that you need to know about how construction liens are being filed.

Most of the time, a construction lien should be filed just within two months before the completion of the project. General contractors who have the contract of the property are able to file the lien. But then suppliers and subcontractor can also do this as well. The owners of properties should be sure that they are able to see all of their bills. They must also make sure that they are going to accompany with the proof of payment. If the suppliers and the subcontractors are not being paid on the right time, this will surely make a problem from the owner of the property.

There can also be variation when it comes to the rules of construction liens. There are many regions that are requiring contractors to give the property owners information about the construction liens. This is done so the people will understand how and when the liens should be use. People who file these liens should give notice and if there is no action done a lien is going to be able to be filed. Liens are going to b lifted when the debts are resolved.
